EPC Certificates in Chorley

Covering PR6 and PR7 postcodes. About 25 minutes from my base in Bury via M66 and M61.

A Lancashire Market Town With a Changing Property Landscape

Chorley sits right on the M61 corridor between Bolton and Preston, giving it excellent motorway access and making it a popular choice for commuters working in either direction. The town itself has a traditional Lancashire market town feel, with older stone-built terraces in the centre and along streets climbing towards the moors. But the real story in Chorley over recent years has been the scale of new development, particularly at Buckshaw Village on the old Royal Ordnance site. I'm based in Bury and can reach most parts of Chorley in around 25 minutes via the M66 and M61, so I'm well placed to cover the whole borough quickly.

Chorley Town Centre and Stone Terraces

The older parts of Chorley are packed with traditional Lancashire stone terraces, many dating back to the mid-1800s when the town was a centre for cotton manufacturing. Streets around Pall Mall, Bolton Street, and the areas climbing towards Healey Nab have rows of these solid stone houses, often with thick walls that were built long before anyone thought about thermal efficiency. Solid stone walls are harder to insulate than cavity walls, which means these properties frequently come in with EPC ratings of E or F. The good news is that practical improvements like loft insulation, upgraded boilers, and double glazing can make a meaningful difference. I always flag up the most cost-effective upgrades during my assessments so landlords and homeowners know where to focus their spending.

Buckshaw Village and New Builds

Buckshaw Village has transformed the western edge of Chorley into one of Lancashire's largest new housing developments. Built on the former Royal Ordnance factory site, it now has thousands of modern homes from developers including Taylor Wimpey, David Wilson, and Morris Homes. These properties are built to current Building Regulations, which means they typically achieve EPC ratings of B or above. The assessments on these homes tend to be straightforward because the construction details are well documented and the energy performance is inherently strong. If you're selling a Buckshaw Village property, I can usually have your certificate turned around within 24 hours of the assessment.

Coppull, Euxton and Surrounding Villages

The villages around Chorley, including Coppull, Euxton, Whittle-le-Woods, and Adlington, have their own mix of housing. You'll find everything from 1960s and 70s council-built estates with cavity walls to converted barns and rural cottages that present more unusual assessment challenges. Euxton in particular has seen steady development over the past couple of decades, and the PR7 postcode stretches south towards Standish. I cover all of these areas as part of my Chorley service. Living in Bury means the M61 puts me within easy reach, and I'm just as happy assessing a cottage in Rivington as a semi on a modern estate in Euxton.
