EPC rules for rental properties

What you need to know as a landlord.

Minimum EPC rating for rentals

Since April 2020, all private rental properties in England and Wales must have a minimum EPC rating of E. If your property has an F or G rating, you cannot legally rent it out unless you have a valid exemption registered on the PRS Exemptions Register.

This applies at the start of new tenancies and at renewal. If your EPC has expired and the property is rated F or G, you'll need a new assessment before you can re-let.

What if my property is rated F or G?

If your property falls below the minimum E rating, we can advise on the most cost-effective improvements to bring it up to standard. Common improvements include loft insulation, cavity wall insulation, upgrading the boiler, installing low-energy lighting and improving hot water cylinder insulation.

Not every improvement is expensive. Sometimes simple changes like fitting LED bulbs or adding loft insulation can make the difference between an F and an E rating.

EPCs are valid for 10 years from the date of issue. But if you've made improvements to a property since the last assessment, a new EPC could give you a better rating, which can make the property more attractive to tenants and potentially reduce energy bills.
