How Much Does an EPC Cost?

It depends on the size of the property and where it is, but for most homes across Greater Manchester, you're looking at between £65 and £85. No hidden fees, no surprises on the day.

Here's what I charge for a standard residential EPC:

That's the full cost. The price covers the visit, the assessment, and lodging the certificate on the national register. You don't pay anything upfront and there's nothing extra to pay afterwards.

What Affects the Price?

Two things: the number of bedrooms and where the property is. Larger homes take longer to assess because there are more rooms, more walls to measure, and more heating zones to record. I charge a small travel supplement for properties further out from Bury, but for most of Greater Manchester there's no extra cost at all.

What About Commercial EPCs?

Commercial properties are priced individually because they vary so much in size and complexity. A small retail unit is very different from a warehouse or an office block. Give me a call on 07718 285708 and I'll give you a straight answer on the price.

Can I Get a Cheaper EPC?

You'll see EPCs advertised for £35 or £40 online. In my experience, the cheaper end of the market often means a longer wait, less flexibility on appointment times, and an assessor who's been sent from the other side of the county. Some of those services also charge extra for the certificate to be lodged on the register, which brings the actual cost closer to what a local assessor charges anyway.

Do Landlords Get a Discount?

If you've got multiple properties that need doing, I can usually put together a better rate. The more properties you book at once, the more efficient the travel is, and I pass that saving on. Just let me know how many you've got when you book online or call me to discuss.

When Do I Pay?

Payment is taken on the day of the assessment, after the visit is complete. I accept bank transfer or cash. No deposits, no payments before I've been out to the property.
